Do I need Testing?
A mold inspection and mold testing serve different purposes.
A visual mold evaluation focuses on accessible areas for discoloration resembling mold, signs of water intrusion, and conditions that may support mold growth. It helps identify concerns and determine whether sampling would provide useful information.
Mold testing involves collecting air or surface samples for laboratory analysis. Results provide information about the samples collected and are considered alongside the visible conditions and moisture findings.
When suspected mold growth is visible, sampling can confirm whether the material is mold and provide documentation of conditions before remediation. This information can help establish a baseline for comparison with post-remediation testing. Correcting the moisture source and properly removing the affected materials remain essential. Sampling may also be useful when the cause of a concern is unclear or when evaluating completed remediation work.
We offer visual-only evaluations and evaluations with sampling. If you are unsure which is appropriate, we can discuss your concerns before scheduling.
When Is a Mold Evaluation Helpful?
A mold evaluation may help when you are dealing with:

An inspection can document accessible conditions and help guide further investigation. It cannot rule out mold behind finished walls, beneath flooring, or in other concealed areas.
What Does Our Mold Inspection and Testing Service Include?
The evaluation is tailored to your concerns and the agreed-upon inspection areas.
Visual Evaluation and Moisture Assessment: We examine readily accessible areas for visible mold-like growth, water staining, and moisture-related conditions. Depending on the property and scope, these may include attics, basements, crawlspaces, and interior living areas. Moisture meters and thermal imaging may be used where appropriate to help evaluate suspected moisture concerns. These tools support the inspection; they do not identify mold or see through walls.
Air Sampling: Our typical air-sampling arrangement includes one outdoor comparison sample and two indoor samples. The outdoor sample provides context for interpreting the indoor results. Indoor sample locations are selected based on the concerns discussed, property layout, and conditions observed. Additional samples may be recommended when separate areas or conditions warrant further evaluation.
Surface Sampling: Surface samples may be collected from visible discoloration or suspected growth when laboratory analysis would help clarify the finding. Additional air and surface samples are available at the same per-sample charge. We discuss additional sampling with you before proceeding.
Laboratory Results and Recommendations: When samples are collected, they are submitted for laboratory analysis. You receive the laboratory results along with an inspection report explaining the observed conditions and recommended next steps. Recommendations may include correcting moisture sources, having affected materials evaluated or remediated, or investigating areas that could not be fully assessed.
Inspection Limitations: The inspection is limited to visible and accessible conditions at the time of the visit. Walls, ceilings, flooring, and other building materials are not opened or removed. Samples represent the locations and conditions at the time of collection. Results do not establish the condition of every area of the building or determine whether a property is medically safe for a particular person.

Can mold testing detect mold behind walls or in other hidden areas?
Mold testing may provide information that supports further investigation, but it cannot reliably pinpoint or rule out concealed mold. We interpret sample results alongside visible conditions, moisture findings, and the property’s history. The inspection does not include opening walls or removing finishes. If concealed conditions are suspected, further evaluation may be recommended.
​How long does it take to receive my mold report and lab results?
Your inspection report and laboratory results are typically available within 24–48 hours after the inspection. Turnaround may vary with laboratory processing, weekends, and holidays. The report explains the observed conditions and includes recommendations for appropriate next steps.
Do you perform mold remediation, or only inspection and testing?
Cosmic Property Inspections, LLC provides independent mold evaluations and testing. We do not sell or perform mold remediation. Keeping these services separate avoids a financial interest in recommending cleanup work and supports an impartial evaluation. If remediation is recommended, you choose the contractor who performs the work.
Do you offer clearance testing after mold remediation?
Yes. We provide independent post-remediation evaluations and clearance testing to help assess conditions after cleanup. The scope depends on the areas treated and any available remediation documentation or project requirements. Findings are based on accessible conditions and samples collected at the time of the visit. Clearance testing does not guarantee that mold will not return, particularly if moisture problems remain or recur.
